Successful concept for large spaces

In two different formats, the concept of The ASH - Restaurant & Bar has proven itself over the long term. The ASH is successful in inner-city locations in the vicinity of high-quality and highly frequented shopping streets and trendy districts such as Cologne, Düsseldorf, Essen and Frankfurt.

The high-end concept is also gaining acceptance as a Free Stander, located on the entry and exit roads of larger cities or in the vicinity of business parks with adjoining suburbs. This is a self-designed, self-built, freestanding building that is specifically designed to meet the requirements of trend-setting gastro concepts. This format of The ASH has so far thrilled its guests in Aachen, Bochum, Dortmund, Oberhausen, and Troisdorf.

Depending on the location, our restaurants can accommodate up to 300 guests, creating and bringing to life a unique atmosphere in each of the locations.

For both formats, the capital and operating company of The ASH is looking for new locations throughout Germany. The two requirement profiles can be found in the overview further below.

City Restaurant

Location

  • City center location with 250.000 or more inhabitants with " green areas ".
  • No 1A pedestrian location necessary.

Demographics

  • In the catchment area of high-quality and highly frequented shopping streets with medium or high incomes.
  • In the catchment area of an office district (preferably a mixed area with residential and office development).
  • Approximately 5,000 to 10,000 office workers daily within a 1-kilometer radius

Size

  • Option A: 600-800m2 on one floor (ground floor or 2nd floor).
  • Option B: 300-400m2 on 2 floors (ground floor + 1st floor) with connecting open air space
  • Patio for at least 100-200 seats

Rental Criteria

  • Long-term lease (10 years + option for 2 x 5 years)
  • Parent company as tenant
  • Very good credit rating
  • 3 months’ rent as deposit
  • Rent payment from start of opening
  • High investment by tenant: 1.5 - 3.0 million
  • High-quality and high-performance building services (exhaust air systems, hygiene concepts, TÜV certification, UV ventilation)

Free Stander

Location

  • Properties on an entry/exit road in cities with at least 200,000 inhabitants or a freeway exit with adjacent office/commercial area
  • In the immediate vicinity of furniture stores, shopping centers, retail centers, etc.

Demographics

  • Approximately 10,000-20,000 middle-income inhabitants living within a 1.5 km radius
  • 5,000-10,000 office workers / business professionals in the immediate vicinity

Size

  • An area of about 2,000 to 3,500 m2, depending on the plot and infrastructure
  • Sufficient parking space availability / parking facilities in the immediate vicinity

Rental Criteria

  • Purchase of the property
  • Investor model for rent
  • Long-term lease (10 years + option for 2 x 5 years)
  • Parent company as tenant
  • Very good credit rating
